Methodology
We do not show a single property’s rent. Every community aggregate is calculated server-side and suppressed below the thresholds below.
District results
A postcode-district and property-size cohort needs at least five contributions before its count or median is returned. Below five, the API returns no figure and the page says that there is not enough data.
Building results
Building results need at least five contributions and at least three distinct unit identifiers. Contributions without a unit identifier do not count toward that distinct-unit threshold. This prevents five submissions from one flat unlocking a building figure.
Address separation
Addresses, UPRNs and unit identifiers remain in the server-side contribution store. They never enter public response schemas, static pages, share fragments, OG images, analytics events or Sentry context. ONS figures and community figures remain separate populations and are never combined.
Sources and precision
Each displayed figure keeps its source and date label. Medians use the raw stored rent values, while pages use the precision supported by the underlying cohort. No value is filled in when its source is unavailable.
